1. About These Terms

These terms and conditions (“Terms”) apply to all bookings made with Ebro Holidays for the Riverside Finca accommodation and camping facilities in Benifallet, Tarragona, Spain. By making a booking, you agree to be bound by these Terms.

Ebro Holidays is operated by Chad and Mandy, who have been providing riverside accommodation since 2008. We are not a formally registered company in Spain but operate as a legitimate holiday rental business.

2. Booking and Payment

2.1 Making a Booking

All bookings are subject to availability
Minimum stay is 3 nights
Bookings are confirmed upon receipt of deposit
You must be 18 years or over to make a booking

2.2 Pricing

Cottage or camping with facilities: €75 per night (up to 3 people)
Cottage or camping with facilities: €80 per night (4-5 people)
Pet deposit: €100 (refundable, subject to no damage)
Prices may change without notice for future bookings

2.3 Payment Terms

25% non-refundable deposit required to secure booking
Deposit payable by PayPal, Revolut or bank transfer
Remaining balance due upon arrival
Pet deposit (if applicable) due upon arrival

3. Cancellation Policy

3.1 Guest Cancellations

Deposits are non-refundable under all circumstances
No refund will be given for early departure
We strongly recommend comprehensive travel insurance to cover unforeseen circumstances

3.2 Cancellation by Ebro Holidays

If we need to cancel your booking due to circumstances beyond our control, we will provide a full refund of all payments made.

4. Accommodation Details

4.1 What’s Included

Self-catering cottage accommodation OR camping with facility access
All bedding and towels for cottage guests; towels only for camping guests
Basic kitchen equipment and utensils
Welcome pack (milk, bread, pasta, rice, sauce, beer, snacks, BBQ supplies)
Bottled drinking water
Access to fishing swim, summer splash pool, and outdoor areas

4.2 Off-Grid Conditions

Property operates entirely off-grid with generator electricity
Well water for washing (bottled drinking water provided)
Mobile signal varies between 1 to 3 bars depending on operator and weather conditions
Electricity suitable for basic appliances only (no hairdryers, electric kettles, or high-power devices)
Chad maintains the generator every few days

5. House Rules and Guest Responsibilities

5.1 Property Care

Treat the property and facilities with reasonable care
Report any damage or maintenance issues promptly
Leave accommodation in clean and tidy condition
No smoking inside the cottage
Maximum occupancy: 5 people

5.2 River Access and Safety

River access is entirely at your own risk
Stone steps are uneven with no safety rails
River is approximately 5 metres below land level
Children must be supervised at all times near the river
Swimming and water activities entirely at own risk
We strongly recommend checking weather conditions before river activities
Take extreme caution during wet conditions when steps may be slippery

5.3 Fishing

Valid Spanish fishing licence required (we can assist with arrangements for a small service fee)
All fishing activities are at your own risk
Respect catch limits and local fishing regulations
Be mindful of other guests if multiple bookings (though this is rare)
Fishing conditions vary significantly with weather, river levels, and seasons—we cannot guarantee catches

5.4 Pets

Well-behaved pets welcome with prior arrangement
€100 refundable deposit required
Owners fully responsible for pet behaviour and any damage caused
Pet waste must be cleared immediately
Pets must not disturb other guests or wildlife
Pets must be kept under control at all times

6. Health and Safety

6.1 Guest Safety

All activities undertaken entirely at your own risk
Property and grounds contain potential hazards including uneven surfaces, river access, and generator equipment
First aid kit available but guests responsible for own medical needs
Emergency services: dial 112
Nearest medical facilities in Tortosa (22km)
Be aware of extreme summer heat (35°C+) and take appropriate precautions

6.2 Swimming Pool

Summer splash pool (3.66m diameter) available May-September (weather dependent)
Unsupervised swimming entirely at own risk
Children must be supervised by adults at all times
Pool depth is shallow but still requires caution
Pool maintenance by Chad as required

6.3 Generator and Electricity

Do not tamper with generator or electrical equipment under any circumstances
Report electrical issues to Chad immediately
Use of high-power appliances may cause system failure
Generator operates on a 12v battery/inverter system with limitations

7. Limitation of Liability

7.1 Our Liability

Ebro Holidays’ liability is limited to the amount paid for your booking. We are not liable for:

Personal injury or death (except where caused by our negligence)
Loss or damage to personal property
Consequential losses or costs
Weather conditions affecting your stay or fishing success
River conditions affecting fishing success
Wildlife or insect-related issues
Off-grid system failures beyond our reasonable control
Mobile signal variability
Disappointment with fishing results

7.2 Insurance

We strongly recommend comprehensive travel insurance covering:

Medical expenses and repatriation
Personal property and equipment (especially valuable fishing tackle)
Trip cancellation/curtailment
Personal liability

8. Privacy and Data

8.1 Personal Information

We collect only information necessary for your booking
Details are not shared with third parties except as required by Spanish law
Information is retained for legitimate business purposes only
You may request details of information held about you by contacting us

8.2 Photography

The property may be photographed for marketing purposes
Guests will not be photographed without explicit consent
You may be asked permission to use photos of your catch for promotional purposes—you are free to decline

9. Environmental Responsibility

9.1 Waste Management

Minimise waste during your stay
Separate recyclables where possible
Do not litter on the property or surrounding countryside
Respect the natural environment and local wildlife
Follow Leave No Trace principles

9.2 Water Conservation

Be mindful of water usage (well water supply)
Report any leaks promptly
Use water responsibly—we’re in a rural Mediterranean environment

10. Force Majeure

We are not liable for failure to provide services due to circumstances beyond our reasonable control, including but not limited to:

Extreme weather conditions (flooding, storms, drought)
Natural disasters
Government restrictions or regulations
Utility failures
Transport disruptions
River conditions making access unsafe

11. Complaints and Disputes

11.1 Complaints Procedure

Report any issues during your stay to Chad or Mandy immediately
We will make reasonable efforts to resolve problems promptly
Post-stay complaints should be made in writing within 28 days of departure
We value honest feedback and take all complaints seriously

11.2 Dispute Resolution

These Terms are governed by Spanish law
Any disputes will be subject to the jurisdiction of Spanish courts
We encourage resolution through direct communication before formal proceedings

12. Changes to Terms

We reserve the right to modify these Terms at any time. Changes will apply to bookings made after the modification date. Current Terms are always available on our website at ebroholidays.com/terms-conditions.

13. Accessibility

Our riverside accommodation is not wheelchair accessible due to:

Uneven stone steps to river level
Rural off-grid location with challenging terrain
Basic facilities not designed for accessibility needs
Absence of safety rails on river access steps

14. Local Regulations

14.1 Fishing Regulations

Spanish fishing licence mandatory for anyone aged 14+
Observe local catch limits and seasons
Follow sustainable fishing practices
Respect protected species and areas
Failure to have proper licence may result in fines from authorities

14.2 Quiet Hours

Please observe reasonable quiet hours (22:00-08:00)
Respect the peaceful rural environment
Be considerate of wildlife and the natural surroundings
Remember that sound carries in this quiet, isolated location
